Our story

Built by people who've
managed properties.

Opzaco started with a simple frustration: clipboards, WhatsApp threads, and spreadsheets are a terrible way to run operations. We built the tool we always wanted.

Why Opzaco

The clipboard was never the answer.

Property operations have always relied on manual logs, verbal handoffs, and the hope that nothing important slips through. When it does — and it always does — the repair bill is large and the trust is gone.

Opzaco gives property managers and their crews one shared system that's faster than paper, clearer than a group chat, and built to survive a dead cell signal.

/ 01

Simplicity over features

Every decision starts with: can a worker use this with dirty hands on a bad connection? If no, we cut it.

/ 02

Workers first

The crew using Opzaco every day aren't desk workers. We design for the person standing next to the pool pump, not the person in the office.

/ 03

Fewer features, done right

We'd rather ship six things that work beautifully than sixty that require a manual. Opzaco does less — and that's the point.

/ 04

Records that protect you

Every log is timestamped and locked. If a tenant disputes a repair or someone asks for documentation, the answer is one search away.

/ What we measure ourselves against
3 TAPS
QR scan to submitted log. If a worker needs more, we redesign.
EN + ES
Bilingual day one. Spanish is not a v2 stretch goal — it ships with every feature.
DAY ONE
New workers submit their first log on day one. If they need training, we redesign.
What we believe

Good maintenance is invisible.
Bad maintenance is very, very visible.

When a pool heater fails mid-season, a guest checkout turns ugly, or a pressure gauge has been ignored for six months — the ripple effects are expensive. Opzaco closes the gap between “I think it's fine” and “I know it's fine.”

Our approach

How we think about
operations software.

A

Clarity over complexity

A system that needs a training manual isn't simple enough. Every screen should be obvious to a new worker on day one.

B

Offline-first reliability

Workers are in basements, pump rooms, rooftops. Opzaco works on poor connections and syncs when signal returns.

C

Data that drives decisions

Service logs aren't record-keeping. They tell you which assets fail, which crews are efficient, where money is spent.
